Which Cottage News - Information about the hottest holiday properties in UK

Glenelg village is a collection of largely white-painted properties set around Glenelg Bay which has stunning views west across the Kyle Rhea to the mountains of eastern Skye. Glenelg has long been the gateway to Skye until the road from Inverness reached Kyle of Lochalsh in 1819. Today there is still a seasonal Glenelg ferry that carries a few cars across the water. The local area is reknowned for its spectacular scenery from Loch Hourn and Britain’s last great wilderness Knoydart, to the legendary hikers’ challenge of the Five Sisters of Kintail.

Glenelg itself has the beautiful The Glenelg Inn which serves delicious food, and stunning accommodation. There is also a shop and post office in the village. Any budding historians will enjoy a visit to the Bernera Barracks, just to the north of Glenelg. They were built in the aftermath of the 1715 Jacobite uprising the Government and were completed in 1723. The barracks can be viewed at reasonably close quarters, but are fenced off for safety reasons.

If you want to explore Glenelg and the surrounding area for longer, have look at Creagan Mhor, an outstanding self-catering property just a mile from the village of Glenelg. This renovated church manse stands proudly at the top of the Sound of Sleite The house looks down the Sound with breathtaking views of Skye, Gavin Maxwell’s Sandaig, Eigg, Rhum and Ardnamurchan point. There are outstanding vistas from every window in the property. Set in nearly an acre of garden, there is a path that leads you straight onto the beach where you have the chance of spotting dolphins, porpoises, seals and even golden eagles.

Winter’s here, and that means the temperature has plummeted! Home owners and businesses are always being given advice on keeping their properties in top condition over winter and avoiding any disasters. For holiday cottage owners, this advice is just as important; a burst pipe can cause months of missed bookings and loss of earnings – can you afford for this to happen?

Follow these five tips to help ensure your holiday cottage will emerge from the winter in top shape:

  • Protect against frost: frozen pipes can burst and expel water throughout the building, ruining its structural integrity and making significant repairs unavoidable. Maintain the heating at a low temperature when your property is vacant to keep the pipes from freezing. If you do discover a frozen pipe, the safest method to thaw it out is with hot water – simply wrap a towel round the pipe and pour over hot water, using a bucket to catch the run-off.
  • Prune high trees: winter winds can quickly fell a tree, which can cause structural damage. Prune the biggest trees yourself, or hire a tree surgeon, to prevent this happening. Also remove damaged or broken branches as these can easily snap off and be carried by the wind. Be especially careful if using a chainsaw.
  • Inspect roof tiles: broken or damaged water tiles can let water enter the roof, leading to a range of problems including mould. Loose tiles are also at risk of being blown off, causing damage to property and creating a hazard for people standing nearby.
  • Clear drains: clogged drains can fill with water and overflow, particularly when the rains get heavier. Clear all drains of leaves and debris and ensure drainage systems are operating efficiently.
  • Plug any leaks: check all appliances for leaks and plug them – in unattended properties water can pool and cause mould and fungus which can eat into wood and also make the home smell, hardly a selling point when it comes to bookings.

Good luck keeping your property secure over winter! If you own a holiday cottage and are looking for bookings over the festive season, log onto our new website Late-availability-cottages.com, a site exclusively dedicated to last minute cottage rentals. You may also want to take a look at our tips to help you get Christmas cottage bookings to help you keep your property full over the festive season!

Many families and couples look to get away over Christmas and New Year for a festive holiday cottage break

The festive period is one of the busiest for holiday cottage owners, but sometimes a late cancellation can leave your cottage potentially unoccupied over Christmas and New Year. Thankfully, last minute bookings are popular and common among holiday-makers, making it easy for you to secure a new booking. If you’re searching for last minute bookings at the moment, these five tips will help you maximise your chances.

Go the extra mile – little extras can really appeal to people looking for a special treat over the festive period. Make the most of your cottage’s unique selling points and consider including something extra special to attract custom. For example, open fires are very popular over Christmas – they fit in with the festive occasion and provide a real ‘home away from home’ comfort. Why not chuck in a bundle of firewood on last minute bookings? Families will love the ‘ye olde’ appeal. Or, if you are renting to couples, include champagne and chocolates on arrival. There are many different ways to go the extra mile.

Reduce the price – last minute bookings typically offer discounts on standard rates to entice holiday-makers. Bear in mind that this is standard practice over the festive season so if you’re not prepared to offer a discount, you may find your cottage passed over in favour of cheaper breaks. The discount doesn’t have to substantial but should incentivise the deal. If you really can’t offer a discount, then freebies will help sell your cottage, such as champagne or a fully-stocked fridge.

Flexibility is key – holiday-makers looking for a last minute cottage bargain may have specific needs, and you may lose out on business if your terms and conditions are too strict. For example, if you have a three bedroom cottage you are unlikely to rent to couples most of the year as this would be uneconomical for both parties. However, during the festive season you may wish to offer a discount to couples if you are struggling to find bookings for all three bedrooms, opening up your target market and increasing the chance of taking a booking. Perhaps you’d also like to explicitly state you allow New Year’s Eve fireworks, as uncertainty over these may turn off potential customers.

Optimise your site for late availability bookings – holiday-makers searching for last minute cottage bookings are likely to type very specific searches into Google, and by not optimising your site for these searches you could be missing out on relevant traffic. In addition, being listed on holiday cottage booking sites is beneficial throughout the year, but dedicated late availability sites will be more useful during the festive season as potential customers are likely to visit these sites ahead of general booking portals. Make sure you are listed on these sites to take advantage of last minute holiday cottage rentals.

Help with festive arrangements – many people who get away for Christmas or New Year are looking for a break away from home, but others want to experience the festive season in a new part of the country. As such, they need to find somewhere that can cater to their needs i.e. provide Christmas or New Year’s events and perhaps local transport to get them back to the cottage if they don’t drive, or aren’t hiring a car. As an expert on the local area, you can provide this information in detail on your cottage site, as reassurance that your property is a good choice for the festive period. Consider what information your potential customers may want and provide this, such as which supermarkets will deliver over Christmas.

Holiday cottage owners looking to get the most of last minute cottage bookings over the festive period can now sign up for FREE advertising on our new online portal, Late Availability Cottages. The Chancellor George Osbourne has confirmed changes to the rules regarding Furnished Holiday Lets (FHL) in his 2011 budget. The announcement confirms proposals previously announced, primarily:

From 5 April 2011:
  • Losses made on a holiday let can only be offset against income made on that same holiday let. The previous rules stated that losses could be offset against general income.
  • FHL in both the UK and EEA will qualify (this is current practice but not legislation).
  • Losses made in a qualifying FHL business either in the UK or EEA may only be set against income from the same FHL business.
From 5 April 2012:
  • A property must be available to let for no less than 210 days a year. The current minimum requirement is 140 days a year. This will disqualify many summer holiday lets that take a six month let in the winter.
  • The property must be let for 105 days in the year. The current minimum letting period is 70 days.
  • There will be a ‘period of grace’ to allow businesses that don’t continue to meet the ‘actually let’ test for 1 or 2 years to elect to continue to qualify throughout that period, providing that there was genuine intention to meet the condition.
It is estimated the changes will affect 65,000 tax payers. The major disadvantage for most owners will be the inability to use losses from the FHL against other income.

Those owners who will no longer qualify as a FHL under the new minimum letting periods will lose the generous Capital Gains Tax reliefs available on the sale or gift of a property. It is unclear until the 2011 Finance Act is in place, but there may be an opportunity for some owners struggling to meet the 105 letting days to claim the Capital Gains Tax reliefs during the 2 years ‘period of grace’.

In summary it is not all bad news with tax planning opportunities still available, particularly on purchase or sale of a property.
