The Chancellor George Osbourne has confirmed changes to the rules regarding Furnished Holiday Lets (FHL) in his 2011 budget. The announcement confirms proposals previously announced, primarily:

From 5 April 2011:
  • Losses made on a holiday let can only be offset against income made on that same holiday let. The previous rules stated that losses could be offset against general income.
  • FHL in both the UK and EEA will qualify (this is current practice but not legislation).
  • Losses made in a qualifying FHL business either in the UK or EEA may only be set against income from the same FHL business.
From 5 April 2012:
  • A property must be available to let for no less than 210 days a year. The current minimum requirement is 140 days a year. This will disqualify many summer holiday lets that take a six month let in the winter.
  • The property must be let for 105 days in the year. The current minimum letting period is 70 days.
  • There will be a ‘period of grace’ to allow businesses that don’t continue to meet the ‘actually let’ test for 1 or 2 years to elect to continue to qualify throughout that period, providing that there was genuine intention to meet the condition.
It is estimated the changes will affect 65,000 tax payers. The major disadvantage for most owners will be the inability to use losses from the FHL against other income.

Those owners who will no longer qualify as a FHL under the new minimum letting periods will lose the generous Capital Gains Tax reliefs available on the sale or gift of a property. It is unclear until the 2011 Finance Act is in place, but there may be an opportunity for some owners struggling to meet the 105 letting days to claim the Capital Gains Tax reliefs during the 2 years ‘period of grace’.

In summary it is not all bad news with tax planning opportunities still available, particularly on purchase or sale of a property.

Wildlife and Scenery

Island History
Despite its size, the island has history to explore amongst the ruins of deserted settlements that were last occupied over a hundred years ago. There is a lighthouse that has for 150 years warned ships sailing in the waters. Other favourite sites to explore include Church Cave, a steep and rocky climb down to a dramatic cliff-side place of worship for the bygone population on the east side of the island, An Tempeaull, a ruined chapel overlooking the Sound of Raasay right at the southern tip and the Danish Princess’ grave in the north west. For keen photographers, it is worth the challenging walk to the island’s highest point where you can record the outstanding 360 degree panorama encompassing the mountains of Skye and mainland Scotland.

Guests are welcome to bring kayaks over on the boat allowing the freedom to explore the island’s coastline and smuggler’s bays or even circumnavigate the island from your holiday cottage.

Diving enthusiasts can book a trip on the estate launch to search for fresh scallops – or if you prefer to stay dry, fishing trips and wildlife watching trips can also be arranged. Whilst it is still early days, it looks as though the trend to holiday in the UK is continuing – although the economy is finally emerging from recession many of us are worrying about the uncertain job market and two expensive foreign holidays a year have become a thing of the past.  Endless flight delays and cancellations last year (due to volcanic ash (remember that?!), strikes and snow) have also encouraged people to explore the delights of Britain.

Over the last two years many people have enjoyed their first ever holiday at home and discovered that there are plenty of wonderful things to see and do here – so having had great holidays in the UK in previous years, people are now booking for the third year running.  Renting large self-catering houses and joining up with another family or two is also growing in popularity as this can be incredibly cheap if you work out the cost per person per week.   Larger houses often have a lot of extra facilities on site, such as a trampoline/ tennis court/games room etc which is another benefit as with so much entertainment provided you can save even more money by not leaving the property all week!
